Hotels are the Future of Timeshare

It has been a challenging 18 months for most in the travel industry as millions of tourists have been tightening their belts by reducing the amount they spend on their holidays. However, at a recent conference industry experts have been discussing how a new approach to timeshare and hotel development could create a bright and prosperous future.

At the Meet the Money conference in Los Angeles panellists were discussing the merits of converting hotel suites in to high end timeshare and fractional ownership properties.

James Klien, president of The Lore Institute of Shared Ownership said "It's a very healthy environment to monetize hotel rooms into fractional ownership at the high end, or into timeshare at the lower end. From a hotel perspective, it's an outstanding way to monetize your hotel rooms. It's also a great way to take a whole-ownership project and use it as an exit strategy."

One advantage is that many hotels already cater to potential timeshare and fractional ownership yet are unable to take advantage of this in their current form. Many hotels have guests who return time and time again, exactly the type of guest who could see the long term financial benefit of purchasing a timeshare. With a mixed use development hotels will be able to offer these guests so many more options than they ever have before as well as catering for new guests who are solely interested in timeshare.

It can also open up many more exciting timeshare opportunities for buyers who can look forward to many new properties all over the world.

For more information on how to sell, rent or buy timeshare, contact Visions of the World, your timeshare solution company.

Contact Information: Visions of the World Ltd Finance House, 20-21 Aviation Way, Southend on Sea, Essex, UK SS2 6UN +44 (0)870 442 8882

Donald Trumps $1billion Scottish Timeshare Resort

The Star of the Apprentice in the US, the Billionaire Donald Trump, has arrived in Scotland to try and finalise plans for his massive timeshare resort. Trump plans to build the world's greatest golf course north of Aberdeen on a stretch of dunes overlooking the North Sea.

The resort will comprise of two 18-hole championship golf courses, four blocks of 950 timeshare apartments, 36 villas, 500 private homes, a golf academy and accommodation for the complexes 400 staff.

While the plans have been approved in principle, many local residents are firmly against the resort. A number of people who own properties on the proposed site are refusing to move and sell their homes. They have all joined together to form the group Tripping Up Trump. The group has recently purchased land from Michael Forbes, one of the most vocal opponents to the project, whose home sits in the heart of the planned resort. Without his property it would be almost impossible for the resort to be built in its current form. The piece of land, which has been dubbed The Bunker, has the names of hundreds of protesters on its title deeds, this has been done in order to create a legal nightmare for Trump should a compulsory purchase order be made.

However not all locals are opposed to the plans however, many see this as a great opportunity for the local area and a huge boost the regions economy. It still seems likely that those in favour the resort will get their wish as Trump and his team remain confident that work on the £750million project will begin soon.

For more information on how to buy, sell or rent timeshare, contact Visions of the World, your timeshare solution company.

Contact Information: Visions of the World Ltd Finance House, 20-21 Aviation Way, Southend on Sea, Essex, UK SS2 6UN +44 (0)870 442 8882

Timeshares in the Middle East to Increase

According to a new survey timeshare ownership is becoming a more and more popular option for wealthy holidaymakers in the Middle East. An RCI survey found that 44% of those questioned were interested in holiday real estate.

However, the lack of timeshare properties and timeshare awareness in the region could be preventing many from investing in this type of holiday home. Timeshare operators will need to work hard in order to get across the benefits of timeshare to the people of the Middle East.

The report said, "Over the next five years timeshare growth worldwide is expected to increase by 50 per cent but will increase more in the Gulf area."

"Although the timeshare industry in the Middle East and Africa region is in its infancy stage, it has phenomenal potential, particularly with its population of over 300 million and through the development of current mega projects."

The potential of timeshare in the Middle East is vast and international timeshare operators as well as local companies are increasingly looking at this region as an ideal way to expand their business as well as open fantastic new timeshare resorts.

Timeshare in the Middle East not only appeals to people in the region but also those from further a field. Destinations such as Dubai are becoming increasingly popular with tourist from around the world and the regions rapid growth and development is only set to continue the trend.

For more information on how to buy, rent or sell timeshares, contact Visions of the World, your timeshare solution company.

Contact Information: Visions of the World Ltd Finance House, 20-21 Aviation Way, Southend on Sea, Essex, UK SS2 6UN +44 (0)870 442 8882

Sales Increase at La Manga

There has been some good news for La Manga, one of Spain's leading timeshare resorts, with reports of a 70% rise in sales during the first quarter of 2010. The resort is one of the most popular and well known in all of Spain and offers a range of accommodation from 5 star hotels to self catering and timeshare accommodation.

The sales increase has been helped by offering golf, tennis and other sports available at the resort and close by which has appealed to the sport enthusiast as well as sports teams from across Europe who come here to enjoy winter training.

The strong winter trading conditions have continued into Easter with the hotel fully booked by families, many of who were attracted to the resort because of the Fundlandia programme. The Fundlandia is a children's club offering treasure hunts, movie nights, crazy golf, egg races, karaoke, face painting and a disco.

The La Manga club was created by the American Gregory Peters who arrived in Murcia during the 1960's and immediately saw the huge potential that La Manga offered. Peters became involved with a number of investments and brought local property, he then had the brilliant idea of building a golf course and residential development as the superb location and ideal weather made it a perfect spot for golf. Soon Peters had bought a 500-acre site just outside of La Manga that would eventually become the legendary La Manga Golf Club. Over the years the golf club grew and grew and became the famous resort it is today.

BA Strike Could Affect Travellers

Travellers could be set for disruption over the coming weeks with a number of walkouts planned by the British Airways cabin crew that could see a number of planes grounded.

To combat this British Airways have been drawing up a range of contingency plans to allow most of its scheduled flights to continue during the Unite Union strikes that are set to begin on 18th May.

The airline has announced plans to run more than 60% of their long haul flights and around 50% of their short haul operations. In total BA expect to be able to accommodate 60,000 passengers a day which equates to 70% of those who have tickets booked for the disrupted days.

The airline hopes to achieve this by using its own aircraft as well as leasing up to eight additional aircraft and crew from five different companies in the UK and Europe.

Unite are planning a series of four five-day strikes with just one day in between. The strikes are as a result of a dispute over pay and working conditions and follows on from pervious strikes during March, which were said to have cost BA £45 million. The three other walkouts are due to start 24th May, 30th May and 5th June.

Flights from Gatwick and London City will remain unaffected during the strikes while at Heathrow BA hope to run at least 50% of their scheduled flights.

If you have tickets booked with BA and would like to know more you can visit the BA website for all the latest information.

For more information on how to buy, rent or sell timeshare, contact Visions of the World, your timeshare solution company.

Contact Information: Visions of the World Ltd Finance House, 20-21 Aviation Way, Southend on Sea, Essex, UK SS2 6UN +44 (0)870 442 8882

Starwood posts $24 Million Q1 Profit

Starwood hotels and resorts have reported a quarterly profit of $24 Million. Building on Marriot International's $83 Million quarterly profit, reported last week, these latest figures further suggest that timeshare resorts as a whole are experiencing rejuvenated business.

Revenues for Starwood rose less than 3% in their North American properties, but the company experienced a boom in the international revenue as its Asia-Pacific region boasted a 21% rise. As a result, a timeshare division of the company saw a 5% rise. Operating income from vacation ownership and residential increased by $3 Million compared to 2009.

These figures prove that timeshare is growing again, along with international travel as a whole. Starwood said that its luxury brands performed the best confirming that there is big money to be spent in the travel industry after the economic crisis. This will be a welcome boost for the company that, in the forth quarter of 2009, decided to put a hold on vacation ownership expansion and development. Traditionally, Starwood's revenue for quarter one is usually less than the second, third and forth quarters, so the news also bodes very well for the coming year.

The figures were particularly good news for the Hawaiian region, in which Starwood owns a number of properties and has extensive timeshare holdings. First Hawaiian Bank and Bank of Hawaii boasted profit of nearly twice that of Starwood's $24 Million.

Starwood is also the parent company of the St Regis, W and Westin brands. Sheraton Hotels & Resorts and Westin Hotels & Resorts, Starwood's largest brands, have been serving guests for more than 60 years. They are one of the world's largest hotel and leisure companies and, through their numerous brands, are represented in most major markets across the globe.

Marriott International Returns to Profit in 2010

Marriott International said it returned to a first-quarter profit of $83 million, (£55 million) or 22 cents a share, with revenue rising to $2.63 billion (£1.75 billion) from $2.5 billion. (£1.6 billion) Marriott lost $23 million (£15.3 million) in the previous period.

Marriott is one of the largest timeshare operators in the world. These results are important to the industry and the global economy at large. The return to growth also shows how robust the timeshare industry has become with the chairman of Marriott describing the performance of the group as "solid".

Their chairman and CEO J.W. Marriott Jr. said in a statement "We welcomed increasing numbers of business guests to our hotels as travellers got back to work in most markets around the world. At the same time, leisure demand remained solid".

Marriott is predicting growth of approximately 3% - 6% in the 2nd quarter of 2010. These growth figures are far better then predicted at the start of 2010 when it was likely that growth would be at a minimum for the group. These figures also support that the world economy is recovering from the global recession.

These figures are only estimates but it does represent good news for one of the largest timeshare operators globally and shows an increasing trend towards timeshare and international travel. Marriott timeshare ownership prices range quite rapidly can be upward of £70,000 depending on location, resort demand, season, and number of weeks and size of the timeshare villa required.

Marriott international was the first hotel company to enter the timeshare industry in 1984 and since this date has continued to expand its global operation. Marriott Hotels and timeshares can be found in over 100 countries. Visions of the world currently offer three Marriott timeshare destinations as part of their top 10 buys. These include timeshare weeks in Marriott's Harbour Lake, Marriott's Marbella Beach Resort and Marriott's Village d'ile de France.

For more information on how to buy, rent or sell a Marriott timeshare, please contact Visions of the World, your timeshare solution company.

Contact Information: Visions of the World Ltd Finance House, 20-21 Aviation Way, Southend on Sea, Essex, UK SS2 6UN +44 (0)870 442 8882

Cash is King; Plastic the Prince

Timeshare owners are now being encouraged to use cash and cards when on holiday abroad. A recent survey by Santander revealed that 52 percent of Britons used cash when travelling abroad. It would seem to indicate that the traveller's cheque is all but obsolete with modern travellers. Only one in twenty people now use traveller's cheques when abroad, the same fraction that hold a foreign account.

Increasingly better rates at ATMs overseas have encouraged a trend towards withdrawing money abroad or using a debit card. Typically, using an ATM abroad will incur a 1.5% cash handling fee and a 2.75% foreign exchange fee. A lot of Britons are willing to pay these charges for the convenience of withdrawing money on demand, as they do at home. Clearly, this is a much better idea than exchanging your entire budget before your holiday and subsequently carrying a lot of readies. Even better for travellers is the fact that some banks now offer free transactions abroad.

The research also revealed that the average spend when abroad is £207 per week. Half of British travellers are now withdrawing three quarters of their weekly spend from ATMs abroad.

Sarah Munro, head of Post Office Travel Services, has encouraged the use of cash and plastic when abroad. She advises that cash is often required to pay for small purchases such as drinks and taxis, and in some destinations will be the only excepted method of payment for other goods. On the other hand, for security purposes, balancing cash with the use of credit and pre-paid cards can be a great way of limiting the amount of cash you carry. It is also advised that traveller's look for credit cards companies that don't charge commission for overseas usage.
